Photographing Ivins Neighborhoods
Kayenta. Custom homes built to the Kayenta design standards, with low profiles and earth-tone exteriors that blend into the desert. Photos should show how the home sits in the landscape, so we use wider exterior angles that include the surrounding red rock.
Padre Canyon. Some of Ivins' original custom homes, on big lots below the red cliffs near Tuacahn. Large lots and horse property take planning to show well, so we shoot wide exteriors that include the cliffs behind the home.
Black Desert Resort. A resort community built around a golf course on black lava rock, with condos, terrace residences, and custom homes. Resort listings attract out-of-state buyers, so a Matterport 3D tour and twilight photos are a strong pairing.
Near Tuacahn and the Snow Canyon corridor. Homes close to Tuacahn Center for the Arts and Snow Canyon State Park often sell on the view. Getting the timing right so the cliffs glow is worth planning for.
Twilight in a Dark-Sky City
Ivins has outdoor lighting rules that call for shielded, downward-facing fixtures and warmer light. That's great for stargazing, but it means Ivins homes often have softer exterior lighting than homes elsewhere. For twilight photos, we lean on the glow from interior lights and the color in the sky.
Show the Setting, Not Just the Rooms
Red rock looks very different in shade than it does in direct light. Before the shoot, we look at which way the home faces and plan the time so the cliffs behind it are lit, not in shadow. Inside, we frame windows so the view carries through, because in Ivins the view out the window is often the selling point.
